The Lahitte Sprague Cos. offers two comprehensive and distinct property
management programs. You choose the plan that suits you best!

Guaranteed Rent - ReLeaseCo

  • ReLeaseCo leases your property for an agreed-upon rental amount and then subleases the property to the tenants they (ReLeaseCo) select and approve.
  • You receive a stable, predictable income - a check by the 10th of each month for a three-year lease term (early termination acceptable under certain conditions).
  • Your property is cared for by professional property managers.
  • ReLeaseCo determines market rent based on pre-lease market analysis and the amount actual tenants are willing to pay.
  • ReLeaseCo calculates the net rent due to you based on the market rent less the costs borne by ReLeaseCo, like advertising, legal, maintenance, vacancy allowances and management. The difference between market rent and net rent is known as the "margin."
  • Vacancies, late rent payments, uncollected rents, evictions, maintenance (for items covered under a deductible), accounting and all other management duties are the responsibility of The Lahitte Sprague Cos.

Full Service Property Management - Lahitte Sprague Management Co.

  • Writing and placing advertisements
  • Showing the property. Showings are always made by Lahitte Sprague professionals
  • Screening prospective tenants. Lahitte Sprague Management uses the services of specialized screening companies. The screening selection process includes:
    1. Two (2) credit reports
    2. Unlawful detainer and judgment search
    3. Telecheck - history of bad checks
    4. Reference checks: present landlord, previous landlord, employer
    5. Criminal Database History

(Please note: screening charges are paid by the prospective tenant )

  • Contracting with the new tenant, collecting rents on the first of every month
  • Vacancy preparation, move-in and move-out check lists, key control
  • Banking, bill paying, preparation of monthly and year-end owner statements, professional computer accounting
  • Arranging for and supervising maintenance
  • Video camera move-in, move-out inspections
  • Eviction supervision
  • Annual rent adjustment analysis
  • Redecorating supervision
  • Our management company earns a percentage of monthly collected rents based upon our management agreement with you. (Note: in months where no rent is collected, the Lahitte Sprague Management Co. is paid nothing.)
  • Out-of-pocket costs for maintenance, redecorating and evictions are paid by property owner.
